Ellen Sussman’s Sunday, Nov. 23 article “Homeowners Focus on Rental Issues” was very informative.
Homeowner associations should be aware. It’s apparent, investors caught and seasonal homeowners fighting the economy are turning to options.
One important component was clearly missing from the article.
Green Valley is basically an “age-restricted community” with many associated convenants, conditions and restrictions.
When an owner is motivated to rent, certain obligations kick in.
With their lease, they must verify, at least one occupant is 55 years or older, and the rental will not include full-time occupancy by minors(any person less than 18 years of age).
The ultimate responsibility for compliance should rest with the owner, and not the association.
